At Anthea lettings we pride ourselves on the fact that we keep up to date with the forever changing legislations, under Housing Law. Our office staff will be enrolled in various courses, when these regulations and legislations are put into place, to ensure that we provide the necessary experience and services for our landlords so they can enjoy peace of mind that their property is in safe hands and that they fully comply with any changes to these rules and regulations.
We cover many areas of legalities on behalf of our landlords which include but are not exclusive to:
Monitoring current and local events and we continually invest in staff education. We have registered with the council run landlord forums so that we can receive updates on local issues, specifically enforcement and expansion within our business territory, or proposed introduction of selective Licensing. In April 2010, the Government devolved powers of selective licensing so we are likely to see its introduction in more areas. We know if any areas that our services cover, are designated under selective licensing, as this has significant impact on the validity of a Section 21 Notice. We currently attend local council forums when these selective licensing schemes are put in place within each borough and complete all the necessary paperwork on behalf of our landlords if requested.
If you rent out a property for house in multiple occupancy (HMO), you must require a licence from your local authority.
As we have a vast experience with HMO licensing, we can assist with an application to your local council.
The Localism Bill (Royal Assent on 15 November 2011) introduced amendments to the Deposit Legislation with penalties and fines. We currently ensure that we are fully up to date with any changes in this important legislation. We protect any deposits held with the TDS and hold the funds as required in a segregated client account. We are also members of Safe Agent and NALS.
We can advise and ensure compliance with Lettings Legislation and Landlord Repair Obligations, which ensures compliance under Consumer Law.
We have a specialised legal dept, which means we deal with all areas of evictions in-house, from obtaining possession to enforcing an eviction.
