Energy Performance Certificate
An EPC will provide the necessary information on how to make your home more energy efficient and reduce carbon dioxide emissions. All homes bought, sold or rented in the UK require an EPC. If your property does not currently hold a valid EPC certificate, one can be completed and provided by a qualified member of our staff to a new prospective landlord, free of charge, as part of our service on the acceptance of a ‘Guaranteed Rent’ contractual agreement being agreed and signed. EPC certificates are valid for 10 years. This EPC certificate will then be available to view by a tenant prior to accepting a property to rent.
Gas Certificate
A Gas Certificate is legally required every 12 months on a property being used for residential lettings. This certificate will ensure your property is gas safe. If your property does not currently hold a valid Gas Safety Certificate, one can be completed and provided by a qualified member of our staff to a new prospective landlord, free of charge, as part of our service on the acceptance of a ‘Guaranteed Rent’ contractual agreement being agreed and signed. Our Gas Safe registered engineers will thoroughly inspect the pipe work, installation and appliances. Should the inspection highlight any defects, we will advise you immediately of the necessary changes, which we would be able to rectify to ensure that the certificate can then be issued.

There is no statutory obligation for landlords to have professional checks carried out on the electrical system or appliances. However, under Common Law and various statutory regulations: The Landlord and Tenant Act 1985, The Housing Act 2004, The Electrical Equipment (Safety) Regulations 1994, and the Plugs and Sockets etc. (Safety) Regulations 1994, both of which come under the Consumer Protection Act 1987, there is an obligation to ensure that all electrical equipment in a rented property is safe. Therefore we would require a certificate for each property we rent. If your property does not currently hold a valid Electric Safety Certificate, one can be completed and provided by a qualified member of our staff to a new prospective landlord, free of charge, as part of our service on the acceptance of a ‘Guaranteed Rent’ contractual agreement being agreed and signed. Electrical safety certificates are valid for 3 or 5 years.
